In Pune, the state housing department will set up a mechanism to resolve complaints of the people buying houses in the projects that are not registered with the Real Estate Regulatory Authority(RERA). The department of state housing had given the responsibility to Maharashtra Real Estate Regulatory Authority (MahaRERA) to take strict action against the unregistered projects. There are arrangements under the RERA Act so that necessary steps can be taken by the RERA authorities.
The High Court directed the state to file a reply to a petition on the absence of provisions to manage conflicts between the purchasers and builders of unregistered projects. Mohammed Zain Khan, an advocate, living in Kalina, had bought a plot in Lonavla. He filed an application to the high court to seek action against the builder for not registering the undertaking under RERA. The housing department official said RERA would take necessary action regarding the matter.
As per Mr. Vasant Prabhu secretary of MahaRERA, revealed that they would get involved in the case to address the issues of unregistered projects. He also mentioned that there is a separate email Id where buyers can register their complaints. They have got 9,000 emails, from which nearly 7,000-plus emails are valid. There were about 700 emails about 700 unregistered projects. He also said that if the registration of the project had been delayed, RERA asks the developer to register with the penalty. If a project is not approvable, the complainants would have to intimate the planning authority so that necessary action can be taken. The projects exempted under MahaRERA are of less than 500sqm area and less than eight flats.

Well, no promoter shall able allowed to market, advertise, sell, book or offer for sale, or invite persons to purchase in any manner any apartment, plot or building, as the case may be, in any planning area, in any real estate project or part of it, without registering the real estate project under the act established atSection 3(I) lawwith the Real Estate Regulatory Authority.
