Delhi-Meerut Expressway is emerging as a growth corridor of NCR Real Estate

Delhi NCR region has been witnessing an explosive population growth and it is difficult for the infrastructure to support it. Decongesting traffic in the region has become the topmost concern of the state as well as the central government. The upcoming Delhi-Meerut Expressway is an ambitious project by the government that will reduce the travel time between the two cities to just 45 minutes.

The 90 km long expressway will connect the two cities via Dasna in Ghaziabad. The expressway is being developed in three stages right now. The first stage will connect Delhi to Dasna; the second stage will connect Dasna to Hapur, and the third stage will be a 37 km long green alignment.

NHAI has planned the construction of four stretches and a six-lane connector. The centre has now approved the proposal and given its environment clearance. The upcoming Delhi-Meerut Expressway will benefit NCR’s realty market tremendously.

The NH-24 has emerged as an affordable location in Delhi/NCR and has a number of 1-2 BHK apartments which are targeted towards the mid-segment buyers. The widening of the highway which is part of the Delhi-Meerut plan is expected to improve the market considerably. The NH-24 has emerged as a real estate hub as it has several small cities on both sides of it. The expressway provides direct access to Delhi, Noida and Ghaziabad. The upcoming corridor will also benefit surrounding areas including Hapur, Meerut and Dasna. These stretches are also expected to flourish. It is too early to predict the pricing behaviour of the projects, however the prices of existing projects in the area have already increase and new affordable projects are also expected to come up along this corridor.

The NH-24 is the emerging point of the ambitious development, and it will benefit Ghaziabad, Noida, Indirapuram and Noida Extension regions. Some of the populated areas like Kaushambi, Siddharth Vihar, Raj Nagar Extension, Greater Noida West, and Crossings Republik will also benefit from the upcoming expressway. The road will decongest NCR, which includes the areas around the Ghaziabad-Indirapuram stretch which are highly populated.

The NH-24 expressway is already known for the affordable nature;however,investors have been cautious in investing in the region due to unsure state of appreciation. Lack of proper connectivity has also become a deterrent for end-users. With Delhi-Meerut Expressway in the works, both these issues have been resolved. There are a number of affordable projects along the stretch, which are expected to witness increase in price in a few years. The decongested traffic will make lives easier along the stretch. This has made it a desirable location for home buyers as well as the investors.

The Dasna-Meerut six lane connector which will be constructed at a cost of Rs 1,658 crores. The expresswaywill not only promote real estate growth but will also lead to commercialization and urbanization of the location.
